License Modifications
A license modification is required when there is a change to the information on an existing rental property.
Common reasons for a modification include:
- Additions, renovations or modifications to the dwelling.
- Change in occupancy
- Change in rental type (ex. Short-Term to Long-Term)
- Changes to floor plans or rentable areas
- Additional units, rooms, or sites
Required Notification
The licensee shall notify the County of any changes affecting the rental property, including changes in property management or mailing address, discontinuation of rental operations, nonrenewal of the rental license, or conversion between short-term and long-term rental use.
Modification Fees & Rules
- Requires staff review
- $50 modification fee applies
- During an active license term: No modification fee is required. Note: License expiration does not change.
- At renewal: Applicant pays only the new license class fee.
- Adding a long-term license in addition to an existing short-term license: A $50 application fee is required. The long-term license will be valid for one year from the date of issuance.
- Short-term licenses are processed as a new license. The short-term license fee ($200)applies.
- The short-term license will be valid for one year from the date of issuance.
- $50 modification fee, plus $5 per additional unit, room, or site
- Occupancy is based on submitted documentation and county property records; submission of accurate information is critical.
- Some modifications may require additional zoning or building permits and/or a Certificate of Use and Occupancy.
License Renewals
Rental licenses are valid for one (1) year from the date of issuance.
Renewal Requirements
- Submit renewal applications at least 60 days before expiration
- Expired licenses may not be rented or advertised until renewed
- Fees are not prorated
During Renewal Review, Staff Will Verify
- No unapproved changes to use, occupancy, or structure
- No open or unpermitted work
- Continued compliance with zoning and property maintenance standards
Property Transfers & Discontinuation
- Rental licenses are non-transferable
- New owners must apply for a new rental license
- Licensees must notify the County if rental operations cease or if the license will not be renewed
